Small House Tours

Tiny Gardener’s Cottage

The gardener's cottage.

Janet KorffTwenty-five years ago, Janet Korff took a wrong turn down a wooded drive and came upon a quaint little cottage surrounded by roses. At the time she wondered, “Who could be lucky enough to live here?”

Twenty-five years later, Janet and her husband, Larry, struck gold unexpectedly when that same cottage came up for sale.

Built in 1890, the small—960-square-foot—house was originally the gardener’s residence on a large estate. It was in a serious state of neglect, but the roses were hard to resist, and the Korffs saw its potential.

What Janet and Larry did to their new house is an inspiration.

in her own words

“The house itself was unlivable. The other interested buyers wanted to tear down the property. It took us six weeks of working around the clock, but when we moved in, it felt so good to have done every bit of it, save some electrical work, ourselves.” —Janet Korff

First, they painted walls and ceilings a crisp, clean white. Then, they refinished the original flooring one-board-at-a time. The end result is a beautiful, comfortable home filled with personal treasures and thrifty finds.

Step Inside and Stay Awhile

The lush garden is tucked inside a fragrant 40-acre citrus grove. Enjoying a simpler lifestyle, Janet dries her laundry outdoors on a clothesline.

A dreamy front porch.

Black-and-white stripes visually widen the narrow porch. Windows protect the seating area. A collection of plates hanging on the back wall hint at what’s inside.

in her own words

“Our sun-dried sheets and shirts take on the scent of the surrounding flowers and citrus trees. A drier sheet can’t come close to competing with the fresh aroma.” —Janet Korff

Living room is quiet and cozy.

The living room is quiet and cozy with sunlight streaming past gauzy white drapes.

An eclectic mix of comfortable furniture and decor add to the charm.

An eclectic mix of comfortable furniture, flea market finds, and antiques add charm to the room.

Dining room is bright and airy with an antique wicker desk for day-to-day dining needs.

In the dining room, gilded mirrors reflect the natural light as the subtle use of glass vases on the writing desk and cloches atop the china hutch add to the room’s open airy feel. Janet and Larry chose an antique wicker desk for their day-to-day dining needs. Anything larger would have reinforced the “empty” in “empty nest,” which is something they did not want to do. Ingenious.

The kitchen is dressed with a chandelier, floor-length drapes, and vintage oil paintings.

[above left] Janet, a former chef, chose to dress up her 100-square-foot kitchen like the rest of the cottage with a chandelier, floor-length drapes, and vintage oil paintings. The painting above the stove is of Yosemite. “Larry and I spend a lot of time outdoors and do a lot of hiking, so we collect landscapes.” A simple striped runner tops a traditional table-for-two.

[above right] Above the sink area are open cabinets with plenty of room for glasses and dishware. Wicker baskets, greenery, and a bright rug add a splash of color.

[right] White beadboard paneling on walls and ceiling, open shelving, and wicker baskets take the pantry from practical to pretty. It’s all in the details. Fresh green herbs on the window sill. Potatoes and onions in a wire basket. Colorful lemons and limes. Clear canisters with dry products and pasta. Even the bottled water is label-free for a clean, clear look.

Sprucing up the pantry gives a psychological lift.
Vibrant navy walls, covered with carefully chosen treasures, warm the home office.

Janet’s thrifty finds are on display throughout the cottage—she scored a bedside table for $1 and found one of the chandeliers for $10 at a garage sale.

A toile curtain replaces the door in the small bathroom.

The Korffs replaced the bathroom door with a toile curtain to improve traffic flow in the small space.

Janet created a floor-to-ceiling gallery wall in the bedroom.

Rather than edit down their large collection of artwork, Janet created a gallery wall in the bedroom.

For Janet Korff, downsizing was a plus. She appreciates the simplicity and practices yoga daily among a thicket of bamboo in her yard. Sounds lovely!

in her own words

“Now I get to focus on the little things that mean so much to me—the nature outside my door, the elegance of living frugally—as opposed to cleaning two stories or vacuuming the stairs.” —Janet Korff

Hi there! Your gardener’s cottage is absolutely adorable! It looked very small from the outside, so I was surprised to see how much space each of the rooms seemed to have. My husband and I just bought some land out in the country and are looking to do the same thing. I was wondering if you’d mind sending us the floor plan with the room dimensions? It’s fine if it’s only a crude sketch; we’re just trying to visualize how the rooms are laid out, and their size. If you wouldn’t mind sharing this with us, we’d be extremely appreciative!

I love it too. But, sadly, it’s not my house. You can try contacting Janet, the owner of the house, at Gardener’s Cottage.

Good day, I am astounded by how beautiful this house is. Is there any chance I can request the floor plan for this home? It would be perfect for me and my fiance’s first home. The floor plans would be really appreciated, but if I must contact the owner directly, could I please request their email addresses?
    Best regards
    Hannes

I doubt there are any floor plans for the house. It was built in 1890. If you’re looking for a small house, follow this link to see what came up when I googled “small house plans.” You might find something you like. https://www.google.com/search?q=small+house+plans&tbm=isch&tbo=u&source=univ&sa=X&ved=0ahUKEwiFotOAjd3MAhVJ4oMKHUuTD1EQsAQISQ&biw=1920&bih=907
